Guidelines and Standards for Skylights

This skylight standard will supplement the existing pre installed skylight at Cromwell Station that measures approximately 21’ x 21’.

Skylights:

Skylights must be Velux Model VS 106 or similar with a minimum glazing of 75 and a maximum glazing of 74. Bronze glass is not acceptable since the existing skylights are not tinted. Any metal on the exterior of the unit must be bronze.

Structural Location:

Skylights may only be installed in the rear of homes and must be placed on the roof plus or minus 6" to the location of the original unit. Up to three units may be installed unless otherwise specified (see limitations).

Homes without a loft may install the same skylight after submitting detailed location plans and receiving approval from the ARC in writing.

Sun Screening:

White blinds or white roller shades may be installed on the units. No other color sunscreen will be accepted.

Application Information:

You must apply to the ARC in writing to obtain approval to install these units.

Limitations:

Homeowners with an attic ventilator fans or a fireplace in the loft may only install two skylights.

No color sunscreen other than white may be installed.

Other Information:

This type of skylight was available at Home Deport as of the creation of this standard.

Failure to Comply:

The following action will be taken if a homeowner fails to apply in writing to the ARC prior to changing the existing skylights or installing new skylights of any size other than those that exist on the property now, or fails to comply with the limitations. The ARC will notify the home in violation by certified mail. The homeowner will then have 15 days to remedy the violation or face a fine in accordance with the by-laws.
