COVENANTS, GUIDELINES AND STANDARDS

Covenants:

All residents of Cromwell Station are governed by detailed Covenants. These legally binding regulations address many aspects of residency, including property transactions, maintenance and modifications.   Covenants help sustain our property values by ensuring a well-maintained and standardized appearance throughout the neighborhood.  All residents must abide by the Covenants or, in extreme cases, risk foreclosure on their property.

Exterior Modifications:

To make a change to the outside of your house, and in some cases to your property, you will need approval of the ARC committee.   Changes that require ARC approval include: 

  • Landscaping

  • Patios and decks (including stain color)

  • Storage sheds

  • Roofs (including color of shingles)

  • Exterior color or appearance

  • Exterior trim type and color

  • Windows

  • Exterior doors

  • Exterior light fixtures

  • Sidewalks

  • Privacy screens

  • Roof-top chimney flues (including covers)

  • Fireplaces requiring exterior flues

  • Awnings

  • Swimming pools (including above ground)

  • Fencing

  • Storm doors

To make a change to the outside of your house or property, send a certified letter to the Architectural Review Committee.  Include a plan explaining the type of work that will be performed, including color, size, location and any other information you think may be important.  

If you fail to apply for changes to your property, the Board may impose a fine, assess interest charges and/or require that the improvement be removed.
