The awning is to be located on the rear of the home. It must adjoin the rear wall centrally located above the French doors at a height of 10 feet above the deck floor.

Since some homes have a deck located at family room level: i.e. lower level, this is to clarify that the deck location for this awning is the deck extending from the rear of the first floor.

Width of the awning is to be 14 feet across the rear of the house and extending out to a length of 12 feet.

Awnings must be able to be operated at time of installation and thereafter by an electric motor and /or hand crank. The operation to be retracted and extended must be in working order at all times.

Awning shall be installed by a licensed contractor and the electric motor will require a licensed electrician.

All awnings in Cromwell Station will be the same color in keeping with the overall look of our community and allow uniformity.

The color is neutral "light beige" and depending on the make of awning selected by the homeowner, the ARC will have to approve the color code prior to the awning being ordered.

Please keep in mind that written requests and ARC approvals are required prior to ordering and installing. Any and all damage to awning must be corrected by homeowner at homeowner’s expense, in a timely matter.
